How we work with flippers

Two ways to flip a Detroit house with us.

Some investors want to fund a flip and let us run it. Others want to run their own and need a local team for the parts they can't do from a distance. We do both.

Your flip, our pieces

You run it. We fill the gaps.

Already flipping, or want to own every decision? Use only the parts of our team you need.

  • Deal analysis: resale comps, renovation budget, and a straight read on whether the numbers work.
  • Brokerage: our licensed agents on the purchase, the sale, or both.
  • Renovation crew: the same in-house team that runs our own flips.
  • Property management: if the house makes more sense as a rental, we lease and manage it. See Detroit property management.
The process

Four steps from undervalued house to sold.

The same four steps we follow on every partner flip, from the first comp to the closing table.

1

Market analysis

We find well-located, undervalued Detroit houses with real value-add potential, and run the resale comps before anyone makes an offer.

2

Acquisition

Our licensed brokerage walks you through the purchase, from offer to closing.

3

Renovation

Our in-house flip specialist runs the rehab with one goal: the highest after-repair value (ARV) the street will support, without overbuilding.

4

Sell and profit

We market and sell the finished house. After costs, the profit is split by the terms agreed up front.

Real Detroit flips

Real houses, real sale prices.

Stansbury has the full ledger, fees included. Greydale shows the purchase, both renovations, six years of Section 8 rent, and the sale. Prairie shows the finished work; its costs aren't published.

Stansbury's investor return is after the sale commission, closing costs, and the consulting fee, split 50/50. One flip is one result, not a forecast. See every Detroit case study.

The honest part

What decides whether a Detroit flip works.

Detroit flips can make money, and they can lose it. The difference is almost never the market headline. It's in six details, and we work through each one with you before you buy.

Entry price

Most of a flip's profit is made at the purchase. Pay too much and no renovation saves it. We run resale comps before an offer goes in.

Renovation cost control

Older Detroit houses hide surprises behind the walls. A scoped budget, a crew you can hold accountable, and a contingency keep a rehab from eating the margin.

Timeline and holding costs

Taxes, insurance, utilities, and loan interest run every month the house isn't sold. A slow rehab or a long listing quietly shrinks the return.

The neighborhood's buyer pool

Detroit changes block by block. The after-repair value only counts if real buyers, with real financing, are buying on that street at that price.

Financing structure

Cash, hard money, or a partner's capital each change the math. Points and interest come out of the profit, so price them in up front.

A Plan B

If the house doesn't sell at the number, what then? A house that also works as a rental gives you a way out. We manage rentals, so that option is real.

Run your own flip numbers.

Plug in a purchase price, renovation budget, and resale value to see what a Detroit flip leaves after costs, and the most you should offer.

Questions

Detroit fix and flip FAQ.

How much capital do I need to flip a house in Detroit?

It depends on the purchase price and the renovation scope, plus closing and holding costs, so there is no single number. One real example: our Stansbury flip came to $87,237 for the purchase and renovation ($35,000 to buy, $52,237 to renovate). We size the budget with you before you commit to a house. See the Stansbury numbers →

Who controls the money in a partner flip?

You do. You provide the capital, and the deal terms, including the 50/50 profit split and the flat consulting fee, are agreed up front before a house is bought. Every cost lands in the final ledger, fees included, the way the Stansbury numbers are published. Ask us on the call exactly how funds are held and released for your project.

What happens if the house does not sell?

Every flip needs a Plan B before you buy. The usual options are adjusting the price or renting the house out. Because we are also a Detroit property management company, a renovated house that makes more sense as a rental can be leased and managed by the same team. Flip or rent in Detroit →

Can I use a loan instead of cash?

Yes. Many flips use hard money or other short-term financing. Interest, points, and lender fees come straight out of the profit, so they belong in the numbers before you make an offer. Great Lakes PMG is not a lender. Fix-and-flip loans in Detroit →

Do I need to live in Detroit to flip a house with you?

No. The partner flip is built for investors who are not here. Our licensed brokerage handles the purchase and the sale, and our in-house team runs the renovation, so you are not coordinating contractors from another state.

How long does a Detroit flip take?

It varies with the renovation scope, permits and inspections, contractor schedules, and how fast buyers respond once the house is listed, so we do not quote a standard timeline. The number to watch is holding time: taxes, insurance, utilities, and loan interest keep running every month the house is not sold.

Not financial advice. This page describes how we work and shows past results. It is not investment, legal, or tax advice, and past results don't predict future ones. Every flip carries risk, including the loss of the money you put in. Talk with your own financial and legal advisors before you invest.
