One investor put up the capital. We sourced the house, brokered the purchase, ran the renovation with our in-house team, and sold it. Here is every number from the deal, fees included.

19xxx Stansbury was bought for $35,000. That entry price is the whole story. A low basis left room for a full renovation and every selling cost, with a profit still on the other side.
The project ran on a simple split. The investor funded the project, purchase and renovation, in exchange for 50% of the profit. Our in-house flip specialist managed the renovation for the other 50%. A consultant fee covered deal sourcing and property selection, and our brokerage handled the purchase and sale.
The renovation came in at $52,237, bringing the total investment to $87,237. The finished house sold for $134,000.

This one worked. Flips can also lose money. Three things decide which way it goes.
The same four steps ran this project, with one team from purchase to sale.
