Metro Detroit · Tenant Retention

The average Detroit renter moves every two years. We kept one tenant for five.

One condo. One tenant. Nearly five uninterrupted years of rent, and barely $13 a month in repairs. This is what happens when a property is managed to keep the tenant, not just fill the unit.

The Situation

In this market, the expensive part of owning a rental isn't the repairs. It's the revolving door.

Housing-stability research in Wayne County puts the average Detroit-area renter on the move roughly every 24 months. For a landlord, every one of those moves is the same bill: a turn, a vacancy, marketing, screening, and a month or more of zero income. Do that every two years and a "cash-flowing" rental quietly gives a third of its rent back.

When Great Lakes PMG took over management of 19xxx Fleetwood, a condo unit in Harper Woods owned by a hands-off private owner, the goal was the opposite: place one good tenant and keep them. The same household stayed nearly five years, paying month after month, from the day we took over until late 2025.

"A tenancy 2.3× longer than the local average isn't luck. It's what responsive management is for."

The mechanics are unglamorous and they work: repairs answered fast and done right the first time, rent handled consistently and respectfully, and a tenant who is treated like a customer rather than a problem. People don't leave homes that work.

The Numbers

Five years of income. A repair bill smaller than one month's rent.

Actual figures from the tenant ledger and repair invoices across the full management period. No estimates.

Why It Matters

What a five-year tenant is actually worth.

Compare this tenancy to the market-average alternative: the same unit, re-rented every two years like the typical Detroit rental.

Market Context

Turnover is the silent tax on Detroit rentals.

The GL PMG Playbook

How we keep tenants other landlords lose.

Retention isn't a personality trait. It's a process.

1
Screen for stability, not just approval
We place tenants whose income, history, and situation point to a long stay. The cheapest repair is the turn you never do.
2
Fix it fast, fix it once
Service requests get a fast response from our own crews. Small problems stay small, and tenants remember who showed up.
3
Manage people respectfully
Consistent, professional communication on rent, renewals, and repairs. Tenants who are treated well don't go looking for a reason to leave.
4
Price for retention
A fair rent held steady beats a maximized rent that triggers a move-out. The spreadsheet agrees: vacancy costs more than restraint.
